Responsibilities
Mr. Dunn is responsible for the on-time high quality delivery of inspection reports. The reports include but are not limited to status of the project, including site observations with record photographs. General Contractor AIA G702/G703 review with emphasis on retainage, contingency, contractor fee monitoring, change order monitoring, budget AIA monitoring and lien waiver review, Schedule vs. Progress review/chart, Project Budget update/change review and analysis, Stored Materials Review including FF&E, Payee List, Permit status and review. At completion of monthly construction status report a funding recommendation will be given.

Project close-out review with inclusion of remaining punch list items and coordination through completion. Review of Certificate of Substantial Completion, AIA G704, Completion and Occupancy permits issued by governmental agencies, Proper retainage release and punch list values, Final Lien Waivers (general contractor and subcontractors).

Experience and Qualifications

Mr. Dunn has over 10 years’ experience in Construction of large and small residential and commercial projects.  He has worked in field management of residential construction as well as commercial projects. Mr. Dunn has also worked as a construction hand learning the skills and time required to complete tasks in electrical and structural erection.  His education includes studies in construction and business management. He is known for his common sense, hard work ethic, attention to detail and quality, light-hearted attitude, fairness, honesty, and dedication.

Responsibilities

Mr. Swanger is the lead engineer responsible for document and budget reviews. The reviews include but are not limited to plans and specifications with emphasis on parking, utilities, lighting, easements, ADA, quality of construction, adequacy of systems, functionality. Architect contract with owner, review and assessed for project risk. Building permits issued and in line with project documents. Review of soil reports and environmental studies and their impact on the design and project risk. Schedule review to assure there is adequate time allocated for the project construction. Contractor agreement with owner, assure the contract amount, schedule, insurances and general terms are in line with the project documents, access risk. Major subcontract review and bond review. Construction budget review, where analysis is given to each building phase including weather impacts, traffic impact, temporary construction tasks, and site difficulties with risk to budget overrun assessed. At completion, an overall risk with identified issues is summarized.

Experience and Qualifications

Mr. Swanger has over 30 years’ experience in Construction and Engineering management of large residential, commercial and industrial projects.  He holds four patents and professional engineering licensing in several states.  He has taken the lead in contract negotiations of multi-million dollar projects.  His education includes a BA degree in Engineering from the University of Utah.  He is also a licensed Residential General Contractor, Electrical Contractor as well as a General Engineer in the state of Utah.
